As part of our service to tenants, we will:

We aim to acknowledge all online, email and telephone enquiries within two working days and let you know the course of action we will be taking.

Please note this will differ at weekends when we only take emergency calls.

24 hours for urgent repairs

If your repair or fault is considered urgent, one of our contractors will be in touch with you within 24 hours.

What counts as urgent?

Lack of hot water or heating
Severely leaking pipes which could cause water damage
An electricity failure
An issue affecting the security of your property
A repair that is deemed necessary to avoid the risk of injury to people or damage to buildings and property

If it is not urgent

If your repair is not urgent we will contact you to explain what category your repair falls into and what timescale you can expect in order to have someone out to look at it. See our Repairs and Maintenance Policy.

Arranging access

Once a contractor's appointed, we'll agree a date and time with you. Tell us if you'd rather we didn't pass your details on directly, or if there are health issues or access needs to consider. We'll do what we can to accommodate your availability for access to resolving the fault or repair to your home, and appreciate your co-operation and flexibility in return.

Gas safety

Your gas boiler by law requires checking every year and we will provide contractors with your contact details.

Good condition

Keep the property reasonably clean and well-ventilated, and handle minor internal wear and tear.

Report promptly

Let us know about repairs as soon as possible so we can address them before they worsen.

Considerate to neighbours

Pay rent on time and be considerate of those living around you.

Outside areas clear

Maintain private gardens and keep communal and outside areas clear and tidy.

Under our tenancy agreements tenants are obliged to carry out their own basic maintenance whilst more complex areas are the responsibility of the Trust. The document shown below clearly identifies what the Trust will cover and what the tenants responsibility is in this respect:

Property maintenance & repair responsibilities
For all non-emergency maintenance, please use the "Report a repair" form on our website or call our main office during working hours. For out-of-hours emergencies, please use the dedicated emergency contact number.
An emergency is a situation that poses an immediate risk to health, safety, or security, or could cause significant damage to the property if not addressed quickly. Examples include uncontrollable water leaks, total loss of power, or a breached main entrance.
Emergency repairs are attended to within 24 hours. Urgent repairs (e.g., partial loss of heating) aim to be completed within 5 working days. Routine repairs will be scheduled within 28 days.
Yes, if you are eligible for Universal Credit or Housing Benefit, this is accepted by WHT.
